The site, located on a one-acre parcel at the intersection of Montgomery Village Avenue and MD-355, is strategically positioned to capitalize on existing foot traffic from prominent national retailers such as Chick-fil-A and Sheetz. The project marks a significant expansion for Matan Companies, which has been actively developing commercial properties in the region. The new retail strip is designed to serve both the local community and a substantial on-site workforce, with the development situated directly behind two 198,000-square-foot Class A office and industrial buildings also developed by Matan Companies. These buildings, which are fully leased, house tenants including AstraZeneca, Montgomery County Public Schools, and Daikin Comfort Technologies Distribution. The proximity of these high-occupancy facilities to the retail space underscores the area’s appeal as a centralized business hub, offering convenience for employees and visitors alike.
