Bengaluru Homes Face Hidden Monsoon Risks: 50% at Risk Due to Drainage Issues More than half of the homes in Bengaluru are at risk of water-related problems during heavy monsoon rains, according to an analysis by real estate advisory firm Propsoch. The study, which examined 611 RERA-approved residential projects across 69 micromarkets in the city, revealed that 45% of properties are located on or adjacent to stormwater drains, while another 8.2% are on low-lying land prone to waterlogging. These findings highlight how drainage infrastructure and property location significantly influence flood risk, even for well-constructed homes. The analysis, covering projects launched over the past five years, found that 45% of properties surveyed are situated near stormwater drains, locally known as nalas. Of these, 3.11% are associated with primary nalas, 12.60% with secondary nalas, and 29.30% with tertiary nalas. Additionally, 8.2% of properties are located on low-lying plots that could face water accumulation during intense rainfall. Together, these factors mean over half of the reviewed homes have some form of water-related risk. However, the report clarifies that this does not guarantee flooding during every monsoon, but rather indicates a higher exposure to drainage issues compared to properties in safer locations.
